Monsoon Season & Insurance Gaps You Didn’t Know You Had

Picture
Monsoon season is beautiful, but dangerous. The high winds, lightning strikes, dust storms, and flash floods can wreak havoc across Arizona. But do you know what your insurance really covers?
Common Gaps in Monsoon Coverage
  1. Flooding: Most homeowners policies do not cover flood damage—period. A separate flood policy is necessary.
  2. Wind-Driven Rain: If rain enters through an open or damaged area (like a broken window), it might not be covered.
  3. Tree Damage: Fallen trees may only be covered if they hit a structure.
  4. Roof Damage: Some policies only pay for repairs if the roof is well-maintained or under a certain age.

Auto Insurance in Monsoon Season
If you have only liability coverage, storm damage to your car—like hail, flooding, or falling tree limbs, isn’t covered. You’ll need comprehensive coverage for protection.

Don’t Forget Your Rental Properties
If you’re a landlord, monsoons can create liability issues. A proper landlord or dwelling fire policy is critical, especially in rural or wildfire-prone areas.

Take Action
✔️ Review your policy with an agent
✔️ Trim trees and secure outdoor furniture
✔️ Consider flood insurance, even if you’re not in a floodplain
✔️ Ask about “scheduled property” endorsements for valuables

Final Thought
You don’t want to find out what your policy doesn’t cover after the storm. Let’s button it up now, before the thunder rolls.
